Matters concerning designated real estate information networks
A designated real estate information network is a public-interest organisation designated by the Minister of Land, Infrastructure, Transport and Tourism under Article 50-2-2 of the Real Estate Brokerage Act. It performs the following duties prescribed by that Act.
15. Registration of land or buildings subject to exclusive brokerage agreements and other contracts relating to real estate brokerage.
16. Providing information about the residential properties registered under the preceding item to real estate businesses, periodically or on request.
17. In addition to the preceding two items, compiling statistics on that information to ensure proper and smooth transactions.
Under the provisions of the Real Estate Brokerage Act concerning designated real estate information networks, we take the following measures.
18. When we receive a request to sell a property and enter into a brokerage agreement, we register the property information with a designated real estate information network to find a transaction partner. The registered property information, together with the seller’s name and address, is provided to member businesses of the designated network and prospective buyers.
19. When a transaction contract is signed for a registered property, the transaction date and sale price are reported to the designated network.
20. Under the Real Estate Brokerage Act, property and transaction information, including the property outline, contract date and sale price but excluding the names of the buyer and seller, may be used for other activities of the same network. This includes providing property, contract and electronic transaction data to member businesses and public bodies.
21. For exclusive and exclusive-agency brokerage agreements, the registration activities described above are carried out in accordance with the Real Estate Brokerage Act.
22. Buyers and sellers conduct property transactions in accordance with the network procedures described in items 15 to 21.
23. When we market property using information from a designated network, we provide property information to prospective buyers and provide prospective sellers and organisations with the names and addresses of prospective buyers. Please refer to section 3. As stated above, information provision stops immediately upon a request from the individual or their legal representative.
24. We use transaction information supplied by a designated network (excluding buyer and seller names), or information about transactions handled by our company, as the basis for suggested prices and valuations offered to buyers or sellers. We remove factors that would be disadvantageous to the transaction. Please refer to section 3. As stated above, information provision stops immediately upon a request from the individual or their legal representative.
